Commercial Roof Maintenance

Business owners know that replacing the roof is a large capital expense. Before you even consider doing so, however, it’s important to have an understanding of the short-term and long-term goals for your building. Fortunately, Ferguson Roofing’s commercial division is made up of experts who will help you to assess these goals and decide how to best move forward.

If we determine that it is time to replace the roof, several options are available. This includes:

  • TPO (Thermoplastic Polyolefin) – the popular choice
  • PVC (Polyvinyl Chloride) – for specific buildings
  • Modified Bitumen – the time-tested alternative
  • EPDM – for long-term solutions
  • Liquid Applied Roof System – extend the life of a roof
  • Aluminum Coating – extend the life of an older roof
  • Asphalt Shingles – for pitched roof buildings

Roof Repairs

When a roof replacement isn’t necessary, Ferguson Roofing also offers our commercial roof repair services. Leaks and damages can be a result of heavy rain, wind, hail, and even old age. Here are a few common roof repair projects we have seen in the past:

  • Sealing membrane laps and punctures
  • Sealing protrusions and curbs for RTUs
  • Fixing wall flashings at termination bars (t-bars)
  • Replacing a valley

Trust us when we say that no job is too small! After doing a multi-point inspection of your building, we will give you a custom maintenance package, which identifies future issues you may have to eventually face. What’s the ROI? Saving money down the road.

Insulation

Is your building older than 10 years? There’s a chance that your insulation is no longer nearly effective as it once was. This means that your energy bills are now higher for your business and your building is potentially not up to code. After providing our customers with a free analysis of their roofing system, Ferguson Roofing offers two types of insulation:

  • Fiberboard – often used as a recovery board for creating a level substrate when installing a new roof over an existing roof.
  • Polyisocyanurate Insulation (Polyiso / ISO) – installed under low slope roofing systems and in industrial buildings’ walls.

Tapered Systems

The pitch of your roof is crucial when it comes to drainage. Issues with the pitch can lead to pooling water, which can cause major damage over time. A tapered system, however, can be installed to fix the pitch by sending water straight to the gutters. It utilizes a few layers of insulation to increase the pitch of your roof.

Drainage

Speaking of drainage, maintaining your building’s drains, scuppers, and gutters is a big project that Ferguson Roofing is happy to handle for your business. First off, we’ll check to see if you have enough downspouts or scupper outlets to divert water away from your building’s foundation. Next, we’ll look for existing gutter protection. There should be nothing clogging or blocking the gutters from flowing freely and gutter protection helps with that. Last, we’ll make sure the gutters and scupper outlets are properly secured and pitched so that water can carry to the downspouts. If gutters or scuppers don’t work for your building, we recommend connecting a roof drain to your interior plumbing.

Masonry and Tuckpointing

Masonry also requires a lot of care and attention. All it takes is one crack in your stone or brick work to signify the beginning of a larger issue. Ferguson Roofing can seal cracks and replace damaged mortar as well. Tuckpointing allows for the repair, replacement, and waterproofing of damaged mortar, all while enhancing your building’s curbside appeal.

Insurance Claims

What allows a business to recover from severe weather in the Midwest? Storm-based insurance claims. Your focus should be kept on running a business and Ferguson Roofing is more than capable of handling these claims for you. Let us determine when you need to even open a claim by inviting us out for a building assessment following a storm. If so, we’ll collaborate with the insurance adjustor and make sure that any claim is paid out to you.  Call us today at (314) 521-6917 to get started on your commercial building’s needs or visit www.fergusonroofing.com for more information.
